Two-thirds of top metros lean to buyers: market the seller credit

Realtor.com's Q3 Market Clock gives buyer-side content a sourced hook while the 30-year sits near the top of its 90-day range at 7.46%.

A quiet Monday for lender and regulatory news, but the week opens with a market read that hands buyer-side content a clean hook. Realtor.com's Q3 Market Clock, out this morning, puts the national housing market at 4 o'clock and says about two-thirds of the top 100 metros favor buyers or are moving that way, with rates above 7% giving buyers negotiating leverage while costing them purchasing power. That is a story a buyer can act on, and it comes from a named source you can link, which gives a post something specific to stand on.

The rate context points the same direction. Bankrate's 30-year sits at 7.46%, up from 7.12% on September 19 and near the top of its 90-day range of 6.61% to 7.57%, so this is not a refinance week. The marketing focus is purchase buyers, and the angle is leverage, not rate: on a $400K loan, principal and interest at today's rate runs about $2,786 a month, and a seller credit is a lever a buyer can pull on that number without waiting for the market.

The tactical move is to turn the Market Clock into a local post. Check where your own metro sits on Realtor.com's clock, then write one short piece for your buyers and agent partners: what "buyer-leaning" means for an offer, and how a seller credit can be pointed at closing costs or a rate buydown. Keep any payment example in that post compliant: once an ad states a payment amount, Regulation Z requires the down payment, the repayment terms and the APR alongside it.

Do this today

send your top three buyer-side agent partners a two-line note with your metro's Market Clock reading and an offer to run a seller-credit payment comparison on their next offer.

Active purchase files to prep a seller-credit ask

With the 30-year at 7.46% near the top of its 90-day range and Realtor.com showing buyer-leaning metros, a seller credit is the lever these buyers can pull on their payment before closing.

Rates near 7.46% make this a poor refinance week, so past purchase clients get a market update and a referral ask instead of a rate pitch.

Buyer-leverage Market Clock post

Thinking about buying this fall? Realtor.com's latest Market Clock says about two-thirds of the 100 largest metros now favor buyers or are moving that way. That can mean room to ask the seller for help with closing costs or a lower starting rate. Before you write your next offer, message me OFFER and I'll show you, in real monthly dollars, what a seller credit could do for your payment on the home you're eyeing!

Tactics worth stealing

A payment figure in an ad triggers full Reg Z terms

If a post or email states a monthly payment, the down payment, or the number of payments, Regulation Z requires the down payment, the terms of repayment and the APR in the same ad. Keep the public post payment-free and put the dollar figures in the one-to-one follow-up, or carry the full disclosure.
