A quiet weekend with no new lender or regulatory move to react to, so this one leans on an evergreen tactic with a timely hook. HousingWire's Logan Mohtashami asked on Saturday whether mortgage rates can get back under 7% by the holidays and concluded that a path exists but depends on oil, trade policy, labor data and mortgage spreads, which he puts at 2.21% last week, well above their historical 1.60% to 1.80% range. Inman ran scripts for buyers waiting on lower rates on October 15. For any buyer who has told you they are waiting, the useful move is to stop debating the wait and capture it: ask what monthly payment would get them moving, and promise to tell them the day it arrives.
The rate context makes the case for a payment target over a rate target. Bankrate's 30-year reads 7.46%, near the top of its 90-day range of 6.61% to 7.57%. On a $400K loan that is about $2,786 a month in principal and interest; at 6.99% it would be about $2,659, a $127 gap. A buyer fixed on "under 7%" can only be satisfied by the market. A buyer with a payment target can also get there through price, down payment, or program, and with Bankrate's FHA 30-year at 7.24% and VA 30-year at 7.20%, a government-loan side-by-side with every fee included is worth running for anyone eligible.
The tactical build is a target-payment watch list in your CRM: a custom field for each borrower's target payment, a "waiting on rate" tag, and a weekly task to re-run their number against that day's rate. When the gap closes, the outreach is a one-line text with their own number in it. Run the same offer publicly as a short post: tell me the monthly payment that works for you, and I'll let you know when today's market gets you there.
Text every buyer you have marked as waiting on rates with one question, "What monthly payment would make you ready to buy?", and log each answer in a target-payment field.
